Can we get information about the establishment and development of Eyvan Holding?

We first founded Eyvan Yapi in 2011 and turned it into Eyvan Holding in 2015. Our goal in conglomerate is to collect our companies in different sectors under one roof. Mista Gayrimenkul Yatırım A.Ş., an affiliate of the Holding in the construction sector, is now carrying out urban transformation projects in Istanbul. Eyvan Yapı, completed projects such as hospitals, educational buildings and hotels, and it is performing these projects as specialized area as Mimista A.S in these matters. Under the leadership of Eyvan Holding, we have provided high level services to investors, operators and consultants in many projects abroad. We are currently working on a $ 180 million healthcare complex project in Kazakhstan. We are about the finish a hospital complex project in Bahrain.
Apart from the construction sector, as Eyvan Holding, we operate in the health, education and tourism sectors.
What are your ongoing projects as Mista Real Estate?
We are positioning our Kule Mista project in a very nice location on Kozyatağı Şakacı Sokak. We built it as a 20-floored and single-block and with 80 apartment flats. We started a project called Peramista right next to this project. We plan to deliver a 16-floored 60-apartment urban transformation project at the beginning of the year.
At Kadıköy Atatürk Caddesi we completed our agreement with 2 projects in a very nice location. We are destroying the buildings and preparing the projects. By 2018 we are trying to raise two high-level projects for which we are in agreement stage. One of these is in Kadıköy and the other commercial building is in Besiktaş, which will be a residential project in a very nice location. We started the design work of our project which consists of 42 villas which we call “Eyvan Konakları” in Kayseri which is our hometown. Also, all across Turkey, we have set up a tender department for high-budget tenders and started working and we will ask for projects that we can express ourselves.
What are your short and long term goals as Mista Real Estate?
We have established Promista and Mimista companies under the roof of Eyvan Holding. Mimista continues its activities as an architectural firm that realizes all the projects that are hospital, education buildings, tourism projects and the projects that Mista Real Estate accomplish.
Our Promista Company is in establishment stage and we plan to make it operate as an organization company. We aim to operate and manage the housing projects realized by Mista Gayrimenkul. We can put forward our main idea by saying that our long-term goals are to move our brand value to the top.
You are performing urban transformation projects, what do you think about urban transformation?
As Mista Real Estate in urban transformation, we were never in a style that let’s demolish a building and build a new one immediately or that let’s renovate the building. Kule Mista is a project we will offer as 500 square meters building settlement and 3 thousand square meters landscaping area, with 2 separate buildings, 2 separate buildings collapsed and combined in 3 thousand 500 square meters area. We worked very hard with the infrastructure, the procedure was very difficult with cost, but we realized our project by overcoming all these problems because we want to do urban transformation, not building renewal. Of course, we aim to be able to realize projects in 6-7 thousand square meters area by combining 4-5 buildings, not 2.
Can you evaluate the development of the construction sector?
The construction sector has a constantly growing and evolving structure. On the housing market, Istanbul ranks first in residential sales. Regardless of the condition of Turkey’s economy, Istanbul is continuing active role in the sale of housing. With the unique dynamism of Istanbul, the sector is moving forward, but the right jobs have to be done with the right companies. What I am talking about right here is that you cannot open a hairdressing saloon without getting a barber diploma and without graduating from the apprenticeship school; but the contractors has no procedure. Everyone can be a contractor, but the work done in the sector has a direct impact on human health. Now, why do we care about urban transformation so much? To build earthquake resistant buildings, and to protect our people…
How do you evaluate our country’s architectural design?
Very high-end designs have begun to form, but unfortunately we are putting pressure on the architects as a contractor to protect the cost anxiety and land relation. You designed beautifully but we have a loss here; we need to turn this loss into an advantage, so we are reducing the architects’ designs. There is such a problem; from here we go to zoning regulation.
Due to the abuse of some of the deficiencies in the zoning regulations, walls are built in front of the architects and contractors. There is a bit of anxiety about trust in this matter. If the municipalities give the following possibilities, an open gate is found and the square meters are abused; there is anxiety on those unfair gains will occur. Of course they are right, but here we need to establish trust between the contractors and the people who arrange the regulations. First of all, you need to be a good person and then a good contractor. Then we can build beautiful buildings without abusing the extra rights given.
Is there a qualified employee problem in the sector?
Of course, there is a problem with the qualified employees just like it is in the other sectors. We always see our children as engineers, doctors, lawyers, and we try to make them study such brilliant professions. Of course, we have huge intermediate staff shortage; we do not have vocational schools. In Europe, the engineer is only checking, the intermediate staff is making the main job. The people we called as high school graduates and technicians need to take the work, but unfortunately there is no technician in our country, everyone is aiming at the top.
Do you sell residents to the foreigners?
We unfortunately do not address them because foreigners love the European side. In fact, we also have relationships with foreign investors who want to buy an apartment. While we are walking in Bagdat Caddesi, when we come to Kadikoy, they like these regions. When we come to the investment point, they say, if I buy one in Etiler, I will get 1.5 for it, while here this figure is 1.3, and thus, they do not prefer us. By participating in foreign fairs with contractors working on the Anatolian side, we have to tell them how much the Anatolian side has improved and that it is at the same level with the European side, and that it has a calmer and more orderly life.
